Queen Creek's Next Restaurants Are Lining Up Along Ellsworth. Three Projects Are Doing the Work.

Between now and spring 2027, much of what's new to eat, shop and do in Queen Creek is opening along one road. The openings come from three developments that look nothing alike. The Switchyard at Ellsworth Loop and Ocotillo is finishing its first phase, with 12 tenants signed. Queen Creek Marketplace, open since 2008, is filling the last of its empty space. Just north, at Ellsworth and Queen Creek roads, the Union at Ellsworth has signed its anchor tenant. Each project is built for a different kind of trip, and none of them opens all at once. Downtown Queen Creek will fill in over months, one storefront at a time.

The Switchyard Is Built for Staying a While

The Switchyard is a $120 million mixed-use project on 10 acres at the northeast corner of Ellsworth Loop and East Ocotillo roads. Plans call for 54,000 square feet of restaurant, retail and office space and seven buildings in total. Four of them are single-story buildings for shops, restaurants and offices. The other three are four-story buildings that will hold 215 apartments plus office space. Phoenix-based Creation Equity is developing it with Horizon Real Estate, and LGE Design Build is the builder.

KTAR reported that the developers designed the tenant mix so visitors can "park once and explore dining, retail and services on foot." KTAR also called the project Queen Creek's first walkable downtown district. The restaurant count supports that plan. Jagger Everett, Creation Equity's vice president of development, told the Queen Creek Planning & Zoning Commission on Oct. 14 that 12 tenants had signed and that five of the 12 are sit-down restaurants. The Queen Creek Independent reported his update. A center with five sit-down restaurants among 12 tenants is built for long dinners and weekend brunches more than quick errands.

Everett told the commission that site and shell construction would be finished within two weeks. He also said the first phase was 82% preleased and that Creation expected to start a second building just south of Victoria Lane at the end of October.

The tenants named so far

V O Med Spa Med spa Named as one of the first two openings
Snooze Breakfast and brunch Earlier expected by year-end 2026

Bamboo Sushi Portland-based sushi, about 3,198 sq. ft. Earlier expected by year-end 2026

PopUp Bagels Bagels No date set

Zara Nail Bar Nail salon, about 3,519 sq. ft. Earlier expected by year-end 2026

Everett named Postino and V O Med Spa as the first two openings. He said eight of the 12 signed tenants would open within six months of his October update, which points to roughly mid-spring 2027 for most of the lineup. Snooze's own Queen Creek location page is the best place to check its timing. The Town of Queen Creek's new business list tracks the rest of the center as storefronts open.

Solidcore deserves a closer look because it shows how Queen Creek now fits into brand expansion plans. According to What Now Phoenix, the company's three Arizona studios are in Phoenix's Biltmore area, McCormick Ranch and Scottsdale Quarter. Queen Creek is one of two studios announced for the East Valley, and the other is at Heritage Park in downtown Gilbert.

Queen Creek Marketplace Is Filling Its Last Gaps

Queen Creek Marketplace at 21398 S. Ellsworth Loop Road plays a different role on the corridor. Target and Trader Joe's anchor the 900,000-square-foot center, and owner Vestar has been adding tenants since it opened in 2008. In a September release reported by the Queen Creek Independent, Vestar announced more than 15,000 square feet of new shop space and five new tenants. Together the five add nearly 30,000 square feet and bring the center to 96% occupancy.

At 96%, the Marketplace has little space left to fill. The Switchyard is just getting started. The five new tenants open in this order:

  1. Barnes & Noble: a 15,000-square-foot bookstore with a café, near T.J. Maxx and J. Crew, with a grand opening set for Nov. 11.
  2. Aubergine Kitchen: the family-owned group's second Arizona location, about 3,000 square feet near Barrio Queen and Trader Joe's, serving salads, bowls and smoothies. Planned for the beginning of 2027.
  3. JINYA Ramen Bar: a 3,000-square-foot space in the new building near Aubergine Kitchen, serving slow-simmered ramen and small plates. Expected in early 2027.
  4. LaserAway: skincare and aesthetic services, expected in early 2027.
  5. LongHorn Steakhouse: a 5,800-square-foot restaurant and the chain's first in the southeast Valley, expected in spring 2027.

Vestar's Angie Kory said in the release that the center "has continued to evolve alongside the community." The Marketplace's new tenants are a bookstore, two casual counter-and-table restaurants, a steakhouse and a skincare studio. All of them sit inside a center built around errands at Target and Trader Joe's, so they fit into a trip that's already happening. The Switchyard is designed so the trip itself is the outing.

The Two Calendars Overlap Through Spring

Put the two lineups side by side and the next six months take shape. Creation's first two openings, Postino and V O Med Spa, and Barnes & Noble's Nov. 11 grand opening at the Marketplace all fall in the same late-fall stretch. Over the winter, more Switchyard tenants are on the calendar alongside Aubergine Kitchen, JINYA Ramen Bar and LaserAway. LongHorn arrives in spring 2027, roughly when Creation expects most of its eight near-term tenants to be open.

For anyone who lives nearby, the corridor will change month by month instead of in one big opening weekend. Brunch at Snooze, sushi at Bamboo Sushi, ramen at JINYA and steak at LongHorn each run on their own timeline, at two different addresses on the same road.

Parking at The Switchyard

The Switchyard's walkable design depends on parking, and the Town settled the basics in writing. A development agreement summarized in a March 2026 Town staff report requires at least 32 spaces on the commercial lots to stay unreserved, unrestricted and free for public parking. The commercial project is expected to have more than 200 surface spaces. Under the same agreement, the commercial owner or tenants may reserve other spaces in those lots for valet or other uses. Some of the parking will be reserved, especially at peak dinner hours, but a share of the free public spaces is guaranteed in writing.

The Union at Ellsworth Is Next

Creation Equity used the same Oct. 14 commission meeting to present its second Queen Creek project, the Union at Ellsworth. The 25-acre development sits at the southwest corner of Ellsworth and Queen Creek roads. Its site plan includes commercial retail and office space, a hotel and multifamily housing. The Town has approved site plans for the two commercial sections. The commission recommended rezoning a 6.5-acre parcel at the south end for apartments, and that request still goes to Town Council.

The retail news is the anchor. According to the Queen Creek Independent, Everett told commissioners the developers "have an executed lease with a specialty organic grocer." He described it as "a well-known name brand" that he couldn't name yet because of a nondisclosure agreement. The grocer will anchor the northeast corner of the site. He added that several Switchyard tenants run multiple concepts and "have already expressed interest in going to the Union."

That means the corridor has three projects at three stages. The Marketplace is at 96% occupancy. The Switchyard is 82% preleased and opening in phases. The Union at Ellsworth has its anchor lease signed and its commercial site plans approved. Barnes & Noble's Nov. 11 date is the first fixed opening on the Marketplace's list, and LongHorn's spring 2027 target is the last.

New restaurants and walkable retail along Ellsworth can change how buyers see the homes nearby, and a valuation built on that change is more useful than one built on last year's sales.
